All DLD/Ejari data is provided under the UAE Federal Open Data License as published by the Telecommunications and Digital Government Regulatory Authority (TDRA).

UAE Federal Open Data License

Under the terms of the UAE Federal Open Data License, users are free to:

• Copy, reproduce and communicate to the Information in any format
• Exploit the Information for both commercial and non-commercial purposes
• Create derivative works from the data

Subject to the following conditions:

• Attribution — Users must acknowledge the source of the information by including attribution to the Dubai Government and the Dubai Land Department
• Non-misrepresentation — Data usage must not suggest any official status or endorsement by the Dubai Government or any of its entities
• Lawful use — Users must comply with applicable laws and regulations of the United Arab Emirates
• No misleading use — Data must not be used in a way that is misleading, deceptive, discriminatory, or harmful

The License does not permit the use of any images (including logos, graphics, or photographs) which appear in the original datasets, nor any trademarks associated with the Dubai Pulse platform or the Dubai Government.

Improper use of the data, such as unlawful or misleading actions, will result in the withdrawal of the rights granted by this license.

• Raw transaction records (dates, prices, areas, property types)
• Building registration data
• Developer licensing information
• Geographic area classifications
• Service charge data per building (via Mollak)
• Building coordinates and management companies (via Mollak)

This data is publicly available under the UAE Federal Open Data License.

Field-Level Transformation Register

WAQOV does not resell raw DLD records. Every entity we expose is transformed, normalized, enriched, or computed. This register documents exactly what is preserved verbatim and what WAQOV adds, in accordance with the UAE Federal Open Data License's attribution and non-misrepresentation conditions.

What This Means

• No field-for-field resale: Every API response combines verbatim government fields with WAQOV-derived computations, translations, and analytics.
• Attribution preserved: All government-sourced fields retain their DLD / Dubai Municipality provenance in our data model and API responses.
• Independent analytics: Yield, PSF, trends, seasonality, rankings, and AI reports are computed by WAQOV and are not part of any government dataset.
• No personal data: Government records we process contain no buyer/seller identities or other personal identifiers.

Independent Analysis

WAQOV performs independent statistical analysis and data visualization on the official DLD, Ejari, and Mollak datasets. All calculations, charts, insights, AI-generated content, and market commentary are developed independently and are not endorsed by, affiliated with, or officially approved by the Dubai Government, the Dubai Land Department, or any other government entity.

• Market News: Aggregated from Gulf News, Khaleej Times, The National, Arabian Business, developer press releases
• AI Models: OpenRouter (tencent/hy3) for market narratives, Google Gemini for free-text/research, Groq (llama-3.3-70b) for research (Enterprise only). No personal data is sent to any AI model — only public DLD registry/market data.

Data Lag

DLD transaction data is typically published with a 1-3 month delay. Recent months may show lower-than-actual volumes as transactions haven't been registered yet.

Service charge data is updated annually by building management companies via Mollak.
