Terms of Service

Effective date: 3 October 2026

These terms are an agreement between you and Dynamic Web Lab FZE LLC (trading as WAQOV), Business Centre, Sharjah Publishing City Free Zone, Sharjah, United Arab Emirates, Licence No. 4426361.01 ("we", "us"). They cover the WAQOV API, website and dashboard (the "Service").

They include, by reference, our [Privacy Policy](/privacy), [API Usage Policy](/api-policy), [Data Attribution & Licensing](/data-license) and [AI Disclaimer](/ai-disclaimer). By creating an account or using the Service you accept them. If you use the Service for a company, you confirm you may accept these terms for it.

1. The Service

WAQOV provides a REST API with Dubai real estate data (property transactions, rent contracts, buildings, projects, developers and the public broker register), computed analytics, price estimates and AI-generated reports.

WAQOV is an independent service. It is not operated by, affiliated with or endorsed by the Dubai Land Department or any government entity. Source data comes from government open data and other sources listed on the [Data Attribution & Licensing](/data-license) page.

2. Who may use it

The Service is for businesses and professionals. You must be at least 18 and give accurate account details.

3. Your account and API key

  • Keep your password and API key confidential and do not share them.
  • You are responsible for activity on your account until you tell us about unauthorised use.
  • You can generate a new key from your dashboard at any time; the old key stops working immediately.

4. Plans, limits and quotas

Plans, prices and limits are shown on the [pricing page](/pricing), which forms part of these terms. When you exceed a limit the API answers HTTP 429. We may change limits or features of the free plan at any time; changes to a paid plan you are on take effect at your next renewal after we give you 30 days' notice by email.

5. Payments, renewal and cancellation

  • Paid plans are monthly subscriptions in US dollars, charged in advance through Stripe, or by invoice where agreed (for example Enterprise or bank transfer).
  • Subscriptions renew automatically every month until cancelled. You can cancel at any time from the Billing page of your dashboard or by emailing [email protected]. Cancellation takes effect at the end of the period already paid, after which your account moves to the free plan.
  • Fees already paid are not refundable, except where UAE law requires a refund.
  • We are not currently registered for UAE VAT, so VAT is not charged. If we register, VAT will be added at the applicable rate and shown on invoices.
  • We may change prices with 30 days' notice by email; the new price applies from your next renewal after that.
  • If a payment fails we may suspend paid features until it is settled.

6. Acceptable use

You may use the Service for real estate research, market analysis, price research, reporting and building your own applications.

You must not:

  • reconstruct, mirror or resell the underlying datasets, or build a competing database from them
  • scrape, bulk-download or extract data beyond your plan's limits
  • use broker names or phone numbers for unsolicited marketing, bulk messaging or cold calling
  • present WAQOV data as official, government-issued or endorsed by the Dubai Land Department
  • attempt to bypass rate limits, authentication or security
  • use the Service unlawfully or in a misleading, deceptive or discriminatory way

7. Attribution

When you show data from the Service to others, attribute it as described on the [Data Attribution & Licensing](/data-license) page, including "Data © Dubai Land Department".

8. Intellectual property

We own the software, API, documentation, analytics, price estimates and AI-generated content we create. Government source data remains subject to its own open data terms. While your account is active we grant you a non-exclusive, non-transferable licence to use the Service's output in your own products, subject to these terms.

9. Data, estimates and AI content

  • Data comes from public sources and may be delayed, incomplete or corrected later by the source.
  • Price estimates are automated statistical estimates from comparable sales. They are not valuations by a licensed valuer and must not be presented as one.
  • AI-generated content may contain errors and is not financial, investment, legal or tax advice. See the [AI Disclaimer](/ai-disclaimer).

10. Availability

We aim for high availability but do not promise uninterrupted service unless an Enterprise agreement says so. We may change or discontinue features; we will give reasonable notice of changes that materially reduce a paid plan.

11. Warranty

To the extent permitted by UAE law, the Service is provided "as is" and "as available", without warranties of accuracy, completeness, fitness for a particular purpose or non-infringement.

12. Liability

To the extent permitted by UAE law:

  • we are not liable for indirect or consequential loss, including lost profits, lost data or business interruption;
  • our total liability for all claims in any 12 months is limited to the fees you paid us in the 12 months before the claim.

Nothing in these terms limits liability for fraud, gross negligence or anything else that cannot be limited under UAE law.

13. Indemnity

You will compensate us for third-party claims caused by your breach of these terms, including misuse of data or of broker contact details.

14. Suspension and termination

  • You can stop using the Service and delete your account at any time on the Settings page of your dashboard. Deleting it cancels any paid plan.
  • We may suspend or close an account for a material breach of these terms, non-payment, or where needed to protect the Service or comply with law. Where reasonable we will warn you first.

15. Changes to these terms

We will post changes on this page. Material changes take effect 30 days after we email account holders; continued use after that means you accept them.

16. Governing law and courts

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Sharjah. The courts of the Emirate of Sharjah have jurisdiction over any dispute.

17. General

  • These terms, with the documents referred to above and any signed Enterprise agreement, are the whole agreement between us.
  • If a provision is unenforceable, the rest remain in effect.
  • These terms are written in English. If a translation differs, the English version applies, unless UAE law requires otherwise.
